| First Time Home Buyers |
| At I-Agent.com we understand that the home buying process can be very intimidating. Buying a home can be the most important decision a person will make. We have come up with a guide to help break down home buying process into detailed steps. When viewed step by step the process is not so scary. |
| Step 1: Get pre-approved |
| Before you start the home searching and finding process, it is good to know where you stand financially. You will need to visit a mortgage lender and apply for pre-approval. You will be awarded with a pre-approval letter and an amount of how much you are qualified to borrow for your new home. |
| Step 2: Make a list, Check it twice! |
| Once you have your pre-approval letter, you are almost ready to begin your search. There are many different homes out there to choose from so we recommend making a list of home features that would influence your decision. This is a list of potential features your ideal home might have. Start with a location, then type of home, number of bedrooms, community details, commuting times and any other features you deem important. Be sure to label each detail as WANT to have VS. NEED to have to keep the process objective. We are on a mission to find your new home! |
| Step 3: Finding the one! |
| After you have what you are looking for, it’s time to begin the search. You have the I-Agent.com home search available just a click away. Use the innovative features to find homes with as many of your desirables as possible. You are not limited to our search to earn a rebate; you can use other methods that may suit you as well. Remember, your I-Agent.com. Agent is there to help you along this entire process, be sure to keep in touch and ask any questions you may have. |
| Step 4: Visiting Homes |
| When you are searching for your next home, make a list of a few homes that really get your attention as prospects. You can use the built in features of our search engine to schedule a viewing or you can contact your agent directly to set up a walk through. If you visit a home or property without your agent, remember to carry along your E-card. This is a digital version of your Agents business card that you can present to show that you are being represented by an I-Agent.com Agent. |
| Step 5: Make me an offer! |
| When you have found a home that you’re interested in it might be time to make an offer. Your Agent will help inform you of what the market value is compared to the listing price based on statistical data for the area and neighborhood. It’s not up to your agent to decide the offer amount; we are only here to inform you for this step. |
| Step 6: Negotiations |
| |
| After your offer is submitted, the seller can accept the offer, make a counter offer, or decline your offer. Negotiating a transaction that all parties can work with can be tricky but do not worry; this is where your agent will shine! |
| Step 7: Making sure all is as it seems! |
| After your offer has been accepted, it’s time to return to your mortgage company and apply for the loan to purchase your new home. Once you have the actual loan and not just the pre-approval you’re ready to pay for your home. You will need to verify the condition and the value of your home with home inspections walk throughs, and a home appraisal |
| Step 8: Finishing touches |
| After all is said in done there are only the final walk through and the closing. This is your chance to make sure anything found in the home inspections was fixed as agreed and the home is ready to transfer. The closing process transfers ownership from Seller to Buyer and when this short meeting is over, you are now a proud home owner! |
